What do my installments include?Installments for MODA include full maintenance, high-speed internet, trash, recycling, and full access to onsite amenities.

How close are you to campus?The commute to campus is a quick 10-minute walk or 3-minute drive.

How do I pay my installments and when are they due?Installments are paid through our website portal and is due on the 1st of every month.

Are the units furnished?We offer both furnished and unfurnished units. For current pricing and availability, please contact our leasing office – we’d be happy to assist you!

How do I receive mail and packages?Your mail will be delivered to our mailroom on the first floor where each resident will have access via their personal key fob. Larger packages will be held on site by our staff and will be available at our leasing office.

Is on-site parking available?Yes, parking is available in the garage beneath the building.

Do you offer short-term leases?Short-term leases are conditional based on the time of year. Please contact our office for availability and pricing!

Are you pet-friendly?At MODA, your pets are always welcome. There is a one time fee per pet. Please contact us for more details.

Who do I contact if there is a maintenance issue after/off hours?Maintenance requests can be made through our online residence portal. However, in case of an emergency, there will be a number to call for immediate assistance.

Is there Insurance coverage in the event of fire, theft, or natural causes? Does my lease provide coverage for my belongings?We require all residents to have renters insurance. Please contact us for more details.

Can I break my lease?All leases are binding and are subject to full payment over the lease term. However, you may re-let your unit, and our leasing office can walk you through how to go about doing so.

Do I have to be a student to live here?No! MODA is welcome to students, young professionals, families, and anyone looking to be a part of the Clemson community.
